Too Cool For School
This beautiful home sat on a golf course lake with the fishing dock. A cul-de-sac location in a gorgeous neighborhood. It had been on the market for nine months due to a poor school district rating.
The Pad Group had early success getting the home under contract in the first week but it quickly fell through as the school rating became the factor again. We knew we had our work cut out for us.
The Solution
Our solution was to be more targeted in our marketing approach to highlight the amazing golf course, lake and proximity to a corporation.
Having three new defined audiences, Pad had a multi-pronged approach to think outside the box both digitally and in the actual showings. Videos were produced specifically for each audience and targeting on multiple platforms. In a very unorthodox move, Pad also decided to host the open houses from the backyard to feature the golf course.
The first weekend we hosted "Coffee & Donuts" followed by "Beer & Hotdogs" the second weekend. All from the homes backyard on the 4th tee box.
The Outcome
Several of the golfers showed interest but the home ultimately sold in a short time to a family of avid golfers. While the schools would still be an issue, the wife worked in another school district and was able to transfer the kids. They love their home.
